Buying Your First Home in Las Vegas: Here's How the Process Actually Works

First-time homebuyers often describe the home-buying process as overwhelming, not because any individual step is that complicated, but because there are a lot of steps happening simultaneously and nobody gives them a clear map at the start. The Abella Team at eXp Realty Las Vegas has walked hundreds of first-time buyers through this process, and the sequence below is how Dale Abella structures it with clients from their first conversation through closing day.

Step One: Get Pre-Approved Before You Browse

Pre-approval is not the same as pre-qualification. Pre-qualification is a five-minute estimate based on what you tell a lender. Pre-approval involves actually verifying your income, assets, credit score, and debt-to-income ratio. In the Las Vegas market, sellers will not take your offer seriously without a pre-approval letter, and builders won't give you a purchase agreement without one.

Budget about two to three days for a thorough pre-approval. You'll need two years of tax returns, your two most recent W-2s or 1099s if self-employed, two to three months of bank statements, and your most recent pay stubs. The lender will pull your credit, verify your employment, and calculate how much you can borrow at current rates. With mortgage rates at approximately 6.53 percent as of June 2026, get pre-approved and then compare rates from at least two or three lenders before deciding where to finance.

Step Two: Define Your Search Criteria Clearly

Before you start booking tours, have a clear conversation with your agent about what you're optimizing for. Schools, commute pattern, new construction versus resale, single-story versus two-story, HOA-managed community versus non-HOA. In Las Vegas, single-story homes command a premium per square foot and are more popular than two-story layouts, especially among buyers over 40 and families with older parents. If single-story is a hard requirement, knowing that upfront narrows your search meaningfully.

Your budget should include not just the purchase price but the full monthly carrying cost: principal and interest, property taxes (approximately 0.5 to 0.9 percent annually), homeowner's insurance, HOA fees if applicable, and your monthly maintenance reserve. A home at $470,000 with a 6.53 percent rate and 10 percent down carries a principal and interest payment of roughly $2,800 per month, before taxes, insurance, and HOA.

Step Three: Touring and Making an Offer

In 2026's Las Vegas market, you have the time to look without the panic of 2022. Homes are sitting 72 to 86 days on average, so you can visit two or three times before deciding. That said, when you find a home that checks your boxes, act with appropriate decisiveness. Well-priced move-in-ready homes in Henderson and Summerlin still attract interest relatively quickly.

Your offer should be structured based on what the market data supports for that specific home, not based on what you think sounds like a reasonable discount. Your agent should pull comparable sales, assess days on market and any price reductions, and advise on offer price, earnest money amount, inspection contingency period, and any seller credits you want to request. In the current market, asking for two to three percent in seller-paid closing costs is reasonable and commonly accepted.

Steps Four Through Closing: The Back Half of the Process

After your offer is accepted, the transaction moves into the due diligence and closing phase. In Nevada, this typically takes 30 to 45 days. Your inspection period is usually 10 days, during which you schedule a licensed home inspector and any specialty inspectors (pool, HVAC, roof) you want. Use the inspection report to either negotiate credits or, in cases of serious undisclosed issues, exit the contract and recover your earnest money.

Your lender orders an appraisal to confirm the home is worth what you're paying. Title research confirms there are no liens or ownership disputes. You receive a Closing Disclosure at least three business days before closing, which details every fee and the final cash-to-close amount. On closing day, you wire your funds, sign documents, and receive the keys.
