Why So Many People Are Moving to Las Vegas Right Now

If it feels like everyone around you is either already in Las Vegas or seriously thinking about it, that's because a lot of them are. This isn't just a vibe — the numbers back it up. Las Vegas has become one of the most popular relocation destinations in the country, and the migration trend from high-tax states like California and Washington has only accelerated heading into 2025 and 2026. So what's actually driving all of this? And what does it mean if you're thinking about making the move yourself?

The Numbers Don't Lie

On average, roughly 50,000 people per year move to Las Vegas from California alone, according to recent moving industry data. That's not counting the steady flow coming in from Washington state, Hawaii, Oregon, and other high-cost markets. Clark County continues to see around 115 new residents daily. And when you zoom out even further, an estimated 122,000 people moved to Nevada overall in 2023, with the majority landing in Las Vegas and Henderson.

What's interesting right now is who is moving. It's no longer just retirees chasing sunshine. The Las Vegas Review-Journal recently covered what real estate agents in the valley are calling a full-scale 'migration of wealth' — high-net-worth professionals, tech executives, and entrepreneurs from California and Washington are arriving at an accelerating pace. Several agents noted conversations with Bay Area and Seattle-based clients approaching retirement who are genuinely surprised by the lifestyle and value available here.

One of the biggest triggers? Tax policy. Washington implemented a capital gains tax back in 2022, and additional proposed taxes on higher earners have pushed that trend into overdrive through the back half of 2025. Meanwhile, California continues to be one of the most expensive places in the country to live, work, and own a home. Nevada has none of that. No state income tax. Lower property taxes. A business-friendly environment. For someone earning $150,000 a year, moving from California to Nevada is roughly $12,000 to $15,000 back in their pocket annually — just from taxes alone.

More House for Less Money

Beyond taxes, the housing math is impossible to ignore. The median home price in Las Vegas sits around $480,000 as of mid-2025. Compare that to Los Angeles, where the median is north of $800,000, or the Bay Area, where $1.2 million barely gets you a starter home. Redfin has noted that buyers leaving Los Angeles most commonly land in Las Vegas, where homes are roughly half the price. Selling a modest California home often means arriving in Las Vegas with real buying power — the ability to purchase something newer, larger, and in a master-planned community with amenities that simply don't exist at that price point in most California markets.

Remote Work Changed Everything

The rise of remote work is also a huge piece of this puzzle. When your employer doesn't require you to be in a specific city, you suddenly have the freedom to ask a different question: where do I actually want to live? For a lot of people doing that math, Las Vegas checks a lot of boxes. Over 300 days of sunshine per year. A lower cost of living. World-class dining, entertainment, and outdoor activities like hiking at Red Rock Canyon or golfing in the valley. And a housing market where your remote work salary goes significantly further than it would in a coastal city.

Las Vegas is also increasingly becoming a serious business hub in its own right. Tech companies, data centers from the likes of Google and Amazon, and corporate relocations from California are all contributing to a growing local economy that goes well beyond the Strip. Redfin estimates approximately 720 households relocated from Seattle alone to Henderson between October and the end of 2025. That's real, measurable movement.

The weather is sunny and warm most of the year (yes, summers are hot, but locals adapt quickly and the dry heat is a very different experience from humid heat elsewhere).
